Luxury Quality Design and Construction

1. All homes feature spacious 9 ft. ceilings on main level and 8 ft. ceilings on second level.
2. Highest quality ⅝" tongue and groove subfloor throughout with sanded joints and fastened with screws.
3. Poured concrete basement floors and foundation walls with heavy-duty damp proofing to walls, and drainage membrane.
4. Superior energy saving R50 attic insulation, R22 exterior wall insulation with 2" x 6" construction and R12 basement insulation.
5. Steel beam construction where applicable.

Exterior Features

1. Architecturally selected and colour coordinated brick, with brick detailing. Stonework and pre-cast stone detailing around windows and doors as per plan. Bay or boxed window as per plan. Colours, styles, materials and elevations are pre-selected and architecturally controlled.
2. High level of architectural design quality with high standard architectural detailing to include porch columns, precast stone elements, decorative metal railings, and overall use of high quality building materials and craftsmanship.
3. Architecturally designed and upgraded rear elevations, as may be required.
4. Durable, maintenance free, pre-finished aluminum or vinyl soffits, fascia, eavestroughs, downpipes and siding all architecturally colour coordinated and pre selected.
5. Colour matched self-sealing high quality shingles, as per Vendor’s samples.
6. Steel clad insulated entry door as per plan with brass or nickel finish grip set and door inserts, Vendor’s choice. Thermopane sliding or garden door to back yard with screen where applicable as per plan.
7. “Coach House” design garage doors with clear window inserts.
8. Quality white vinyl thermopane casement windows. All operating windows to have screens. All windows and doors to be fully caulked. Basement windows are white side sliders and sized according to regulation and located as required.
9. Covered porches with decorative columns (as per plans).
10. Fully sodded front and rear yard as may be required.
11. Precast concrete slab walkways front porch to driveway where applicable.
12. Paved driveway (first coat only).
13. Two exterior hose faucets are provided, one at the rear and one in the garage.
