Abeja District Condos is a new condominium development by Cortel Group currently in pre-construction located at 2901 Rutherford Road, Vaughan in the Vellore Village neighbourhood with a 77/100 walk score and a 49/100 transit score. Abeja District Condos Summary
This new condo project by Cortel Group is being proposed for the City of Vaughan at 2901 Rutherford Road. Abeja District Condos is in the pre-construction phase and has an expected occupancy of 2025.
 
The first phase to be developed in this area and will consist of three mixed-use, high-rise towers. Tower A will be 30-storeys high, while Tower B will be 25 storeys high and Tower C will be 26-storeys high.
 
This new condominium development is expected to reside on the intersection of Jane Street and Rutherford Road. The proposal will support the Vaughan Mills Centre Secondary Plan which aims to increase employment, open spaces such as public parks and community amenities, increase pedestrian access and promote sustainability.
 
Amenities
Based on Quadrangle’s renderings, the towers will have a new look. Abeja District towers will be modern with light coloured panelling, straight edges on the tower’s structure yet curved balconies to give the towers some depth.
 
All three towers will be connected by one shared podium and a shared courtyard to enhance the notion of creating one community. The shared podium will have a variety of commercial uses on the ground floor and potential community uses such as a daycare centre. In total, all three towers will have 824 residential units.
 
Additionally, 4 levels of under ground parking totalling with 908 parking spaces will be available in total for all three buildings including residential, commercial and visitor parking. Indoor and outdoor amenity space will be available in the shared podium. The outdoor amenity space will reside across the podium on the fifth and seventh floor. Although specific details about the amenities have not yet been released, we can expect to see a variety of amenities such as a lounge, dining room, bar, private party room and theatre and games room. We can also expect to see an indoor pool, outdoor patio and barbecues. These amenity expectations come from some of Cortel Group’s past projects.
 
Location & Neighborhood
Based on the Vaughan Mills Centre Secondary Plan, we can expect to see major developments in this vicinity in the future.
 
Vaughan Mills Mall is only across the street from Abeja District Condos. Vaughan Mills Mall is one of the largest enclosed shopping centres in Canada. The complex offers over 200 shops, restaurants and entertainment options and has an organized and accessible public transportation area.
 
Only a few blocks away is Canada’s Wonderland, one of the country’s largest theme-parks and a great way to spend a bright sunny day with family and friends.
 
This area is only a 10 minute drive to the Vaughan Metropolitan Centre, the first subway expansion in Vaughan that will get residents to downtown Toronto in a mere 45 minutes.
 
A few blocks up on Jane Street and Major Mackenzie Drive is the Mackenzie Vaughan Hospital. This project will be completed in 2020 and will be Canada’s first smart hospital. The hospital plans to fully integrate smart technologies to provide state-of-the-art treatment and care. When this hospital opens, it will create new jobs in the area and will help patients seeking treatment.
